Home Staging

If you’re looking to sell your home and get top dollar for it - staging the property can help you do it.

So, what exactly does it involve?

Simply put, staging means visually preparing the home for a potential buyer, “setting the stage” if you will. It involves redecorating, rearranging furniture, cleaning, and other aesthetic strategies to present the home in its best possible light. The goal is to make the home as appealing as possible to the most potential buyers. At Kosmos & Co., they do just that.

Benefits of Home Staging

Easier for potential buyers to envision themselves in the home

It provides a clean palette. Minus all the clutter, personal photographs and other items that might turn off a buyer or make it hard to imagine themselves living in the property. According to a study from the National Association of REALTORS (NAR), 77 percent of buyers say it’s easier to visualize a staged property as a future home.

Makes the home look “move-in ready”.

This means buyers see it as not needing a lot of repair or work before they move in. Most buyers are looking for a move-in ready home. Staging gives that impression. This gives the home an advantage over unstaged properties.

Easier to market

Staging a home makes it much easier to market. It looks better in photos which can play a big role in today’s home-shopping process. It’s also much more eye-catching when shared on social media, flyers and displayed in other marketing mediums.

10 Reasons to Stage Your Property Before You Put It On The Market

Kinds of Staging Offered

Partial/Occupied Stages

A good percentage of the homes Kosmos stages are already occupied. This means they flex their home presentation muscles in order to showcase most of your existing furniture and belongings in their best light. They often tweak the existing presentation, adding or removing items (furniture, decor, and other accessories) to create a finished product that will appeal to a wide variety of buyers but also keeping in mind that a specific property in a specific neighborhood requires some specific ‘lifestyle marketing’ to appeal to that buyer demographic.

Vacant Stages

When a property is vacant, as is the case with many new home builds, they bring in full or partial inventory rentals (furniture, accessories, artwork). A vacant home stage may also be the case when the homeowners have vacated the home while it is still on the market, leaving it completely empty. With vacant staging, furniture rental is required. For a larger home with multiple bedrooms it may only be the main living quarters of the home and a main bedroom and bathroom. As with partial/occupied stages we style and design on trend with an aesthetic free of personal preference and in a style that suits the property and the potential buyer and neighborhood.
